I would suggest contacting several Independent Agents who represent multiple companies and have them run comparisons.I would give them an Idea of what limits you are looking for (building, Liability, deductibles, umbrella, etc.) to make it easier to compare.Things that they will most likely ask:- what is the construction- year built- year when updated: Electric, Plumbing, Roof, Heat- If any dogs, what breed- any losses in past 5 yrs- any pool or playground- Lead free certified- any in ground tanksGood luck on the purchase and feel free to PM me if you have any questions on the above info.

I agree new buyers are best represented by a good agent, but to say commissions aren't paid from buyer funds is a bit not right.

I am an outside sales representative in distribution of building materials (windows, doors, siding & roofing).

If I were to offer one piece of advice for your first transaction it would be to make sure that whatever your doing it represents your clients best interests at all times.

It checked every box of the worst problems - structural/foundational problems, termite damage, electrical damage, roof damage (even though they represented they put in a new roof), water damage, and mold.

If you buy an LLC online, the attorney representing you had nothing to do with setting up the LLC, which makes their job harder.

I just took a much deeper dive into the comps the appraiser used and they are not representative at all.

As an agent I find that I represent buyers and sellers and deals that I would love to buy myself.
