@Peter HallidayIf your state has a very advantageous interest % (like Louisiana does) the hedge funds will either hire local agents to go bid for them or send an agent to represent them.

When I represent a buyer client, I don't care where they live, I work for them just as hard if they're in state or out so my personal experience I guess does not match what you're describing.

@Wills HasslerThe direct introduction letter you're sending to the next of kin is going to be sent to the PR (Personal Representative) of the decedents estate.You'll want to focus on those PR's that reside outside the state of ME (CA, LA, TX, WY, Ohio, etc,) There's a good chance that those PR's may be motivated to sell..Good luck...
