I read their cc&r and the only thing I found that relates to rentals is a line that reads “Property shall be used for residential purposes only”But I’ve reached out to the hoa and was told “Our HOA regulations say single family home which means No vrbo or short term rentals.”I’m getting confused since I’m fairly certain that single family home doesn’t mean what they think it means.

I'm six rental properties into my investment portfolio and have HELOCs on two of those properties as well as my primary home.

Schedule a time to visit the rental and do a walk-through to ensure it is safe (no running water, temp adjusted, trash hauled out, etc.) and secure.

For a little background, I have some experience overall...a couple of rentals, LP on a 24 unit currently, a bit of wholesaling, and a decent network of all typically pertinent players in the deal space, and I push my knowledge forward each day. 

You WILL get several bad apples.a few short term rentals (2 or 3) may be doable, but you still would be trying to find good tenants fast, which is difficult.

It depends where your rental is, In my area it is very accurate.
