Originally turnkeys were always advertised as being totally hands-off {guilty, party of 1}, but people tend to take that to mean they don't need their brains for them and they don't have to manage anything.

Rates are higher.....probably 10-14% currently.....but they cover anywhere from 60-90% of the total deal depending on the lender and the deal.

Paul,I think the confusion comes because you are stating that you will be the "money" guy and a Limited Partner in the deals which typically means you are 100% passive and are relying on your General Partner to operate the property, do asset management, secure debt, etc.
