I receive a w-2 and 10-99's at the end of the year.I am trying to figure out how I can stock pile cash that can grow tax free AND be used as collateral to purchase more Real Estate. 

I have been reading about different types of strategies, contacting landlords, asking if they would like to countinue to receive the rent without dealing with the tenant ad maitnence issues.

Then, I received my RE license to learn more.

I started out my direct mail campaign and I received a couple of calls so for.  

What is the type/cost of financing that I would be most likely to receive?

My Total monthly expenses (including savings for repairs) will be $1,500 and I am currently receiving rent for $1745 for a cash flow of $245 but when I move out of the bottom unit and rent it the cash flow will rise to $1195.My plan is to make necessary repairs to force appreciation and get a new appraisal in the summer time which I hope will be for around $170,000. 

I just received my renewal notice for my Rentals but I really do not know what I am paying for.

So i told the roomate last month not to worry about last month because i already knew he had paid it even though i didnt receive it.

Selling price - outstanding mortgage principle - selling costsI just want to avoid paying taxes on the selling price of the property when I actually only received a portion of it minus all the costs and mortgage principle.Cheers,Mike
