That can have a pretty big impact when you are comparing the investment you are holding + a new investment from cash out refi vs selling and 1031 to new investment.  

All my people that I love and support and cheerlead for (Every small business in America) have been decimated, we have no idea of what impact this will have and our current climate seems to be a bit anti business)  (I could go on but I will step down from my soap box- do not get me started)  

With COVID we mostly lost service jobs will be back within a year or so and with Oil and Gas we are loosing high paying jobs as its impacting upstream companies the most ..FC may not happen as most technical folks may have some savings to go through downturn. 

That may impact short-term demand but I’d imagine it wouldn’t affect mid to long term outlook.

If the economic impact COVID hits real estate hard I could see deals coming to does sites.

We wanted to make an impact in our community and believe that affordable housing is and will continue to be in shortage.

No, but you have to be able to know what you are talking about as your decisions will impact every single aspect of these. 

If and when congress starts to cut back on spending, then I believe we will really see the true impacts of this whole situation we are currently in.For now I will eat the taxes on my 1031 (identification ends in about 3 hours), wait on the elections / see what the political agenda has in store for us, and then consider investment strategies.Here is another question, where would you seek to learn about other types of investments outside of your comfort zone?
