I’m looking to figure out a lease, background check, how to collect online payments, best places to advertise the property and anything other insightful tips anyone can give.

While I am happy overall with their service, the fact that I do not have control over the prycing and that they do not have dynamic rates in TN (pretty misleading on their end as they advertise that they do yet in their biggest market of TN which they told me accounts for over 25% of all their bookings nationwide doesnt have it) is somewhat of a turn off.

I have gone other routes like advertising in the local paper and around local businesses.

I’ve recently been experimenting with Facebook advertising.

I had one property manager advise me not to put up the "For Rent" sign since it would encourage break-ins, but sometimes in the C and especially the D class, they break-in regardless of the sign.See if you can increase your online advertising venues.

Then you shop for properties meeting their criteria.Be advised that in many states, wholesaling by way of assigning the contract where you publicly advertised the property/contract is illegal and considered brokering without a license.

Also tracked down another duplex owned by the same that showed up in the records, it is vacant at this time, but advertised for rent.
