For areas that grass does not like to grow on my properties (generally due to too little sunlight, or vehicle traffic/parking, I like to install crushed rock in sufficient thickness (3-5in) to keep the weeds from growing.

I had this happen here in NY (before the new laws in 2019) and my attorney said to send the payment back to them with a note that says "as per the lease, partial payments are not accepted" or whatever.I've beaten this drum before, but this is precisely why you should be offering only M2M leases!

Car loans have been extended due to raising vehicle prices from 3 to now up to 8 year loans yet FHA and VA mortgages have been stuck on a 30 year term for 70 years.To track near term values, I strongly suggest paying attention to "absorption rates" in your area.
