Stocks and mutual funds not in retirement vehicles will be counted at 70% of value.

For areas that grass does not like to grow on my properties (generally due to too little sunlight, or vehicle traffic/parking, I like to install crushed rock in sufficient thickness (3-5in) to keep the weeds from growing.  

I've had a little experience in real estate, but never really looked at what I was buying as a money making vehicle.

I had this happen here in NY (before the new laws in 2019) and my attorney said to send the payment back to them with a note that says "as per the lease, partial payments are not accepted" or whatever.I've beaten this drum before, but this is precisely why you should be offering only M2M leases! 

If I go buy a primary residence, I'm going to be making a 'return' through my equity, but that doesn't make it a good investment vehicle.  

@Michael WagnerI come from the auto industry myself where storing vehicles must be covered under garage keepers liability since you’re responsible for the vehicles on the property.

When selecting a constructor or handyman, one of the things I look at is the vehicle they are driving.

- Do I need to purchase the vehicle under my LLC name?

Car loans have been extended due to raising vehicle prices from 3 to now up to 8 year loans yet FHA and VA mortgages have been stuck on a 30 year term for 70 years.To track near term values, I strongly suggest paying attention to "absorption rates" in your area. 

RE is not an efficient investment vehicle for these large funds.
