I personally prefer staying in a nicer STR and appreciate nicer finishes, details, and a unified ascetic, and want to provide a similar experience to our future guests.  

Many companies are offering STR coverage.I will also say don't listing to a single person who tells you AirBNB and VRBO 1m dollar guarantee is insurance.

It's been less than a year so I don't have much data, but so far it seems the home may earn just as much renting as a whole home vs by the room.

We have a core 4 in TN area and a personal connection to both areas.

But generally yes, I personally have seen people (just spoke to one today) that took over a property doing 40k with a PM and going to 83k.

If not, it is what it is and if you personally want to move to Texas than so be it and you may need to sell it.Now, if you can keep the first one and still afford a second one then great.
