There's a reason listing contracts and purchase contracts are so long.The challenge is investors are NOT business people and are too cheap to hire an attorney to review a Property Management Agreement/Contract!

If it were good, so many people wouldnt shy from their experiences. 

Some people bill back the water/sewer (say on an SF when you know the exact amount), some include it in the rent, some charge a fixed amount per month.

But all these wholesalers must be selling to someone.How do people connect with credible wholesalers?

Now I know that contractual guarantees are really only as good as the people writing them.

There are laws protecting the sober living house from "nimby's" but you might be limited to how many unrelated people can live under one roof.   

Just asking people what they would rather see in their investment. 

If you want money from other people, stop and quit now.

There is no pricing tool period for MTRs yet, though I know a few people are working on developing one.

Also, there is a shortage of housing and a very high demand for rentals due in part to being a tourist town, but also because of an influx in people on coming from the west coast.
