I officially started my ground search (not online, walking through the areas) for MF properties this past weekend and found so many buildings with "For Sale By Owner" that are nowhere to be found online.

I have served 5 day eviction notice for non payment for May (and 5 days have past).

Depends on if you've used your VA benefit in the past, your reserve situation, credit  and if you don't plan to use the VA loan in the near future to purchase a home, it could make sense.FYI- There are  non- VA 95% LTV loan programs without PMI

You want to have "min standards" such as 3x income etc to help you find a qualified tenant  

I can easily filter for out of state owners, and properties which have not sold within the past 15 years (high-equity owners). 

This has already helped me a ton in the past two years. 

Long story, short: I developed a seemingly untreatable eye disease that precluded me from looking at any screens for the past 3 years.
