@Darian Richardson...the money you're looking for is out there, but it's lender specific and not many DSCR lenders offer it.

It can be used as income the year after you collect if filed on tax returns and offers deductions as well to offset monies owed. 

Sellers are receiving multiple offers again and giving up very little to buyers in Denver and Colorado Springs.  

However I eventually pivoted to offer some diversification to my portfolio which now includes flex space and mortgage notes. 

So it isn't a matter of legalities, but rather how effective is your marketing at finding homeowners who are open to your ideas and offer.

Open to suggestion and also curious to hear of anyone doing creative finance deals when there's an FHA mortgage in place.Here's my thoughts:- Offer him $1,000 to accept the agreement, which is about a $2,000-$3,000 swing from what he would make[lose] if he were to go to market.

Can't trust the seller's agent if you are a buyer. 2-3% is what I have offered and that has been fine.

They do offer a early meeting and a main meeting.

The market here is extremely difficult to enter due to cash offers and low inventory.
