@Peter Mikhjian, if your living situation accommodates it you could also move back in for a period of time so that you can still meet the 24 out of last 60 months.  

I recommend checking out some of the REIAs and investor meet ups.

There are REIA groups that meet in Logan and SLC (not sure about Ogden), as well as BP meetups once a month. 

I am very capable in excel, having manually and mentally run the numbers of multifamily units listed online I have found that none of them come close to meeting the 1% rule.

This particular situation depends on the language of the inspection clause....either you have to show there is a major defect, or as is more common, like most standard Realtor As Is contracts, you may cancel for any, or no, reason at all during the inspection period.

We discussed the possibility of partnering to invest in Real Estate together.So we had a follow-up meeting today and hashed out the basics:Initial capital investments, entity formation, target market, and strategy.
