BUT I can tell you;  at least in the Greater Atlanta area, and Chattanooga, there is so much appreciation that zero leads match this filter.Some area up North, a low appreciation rust belt, weak jobs, probabably has leads like this. 

Then you need to match if you want to get a similar price.For Los Feliz, I would look at what is "Instagrammable."

A 50/50 partnership would involve you matching every dollar your partner puts in from day 1 and the two of you would then decide who gets to manage what for what fee.

After replacing the wood everything would need to be repainted to match.

However much it needs to match comparables in your area at that $4k/mo range.

Does the Gross income match the rent roll per the leases in place?

The people who rented the property initially are not living in the property, and no names of existing tenants match the original lease.  

Changing that to match the deed and county 911 records was a simple letter from the town- but time consuming.

If the city does an inspection of our property and the floor plan on file does not match what the city has on file we can be issued a violation.
