Unless they are things like energy saving appliances and bulbs, better windows, plugging insulation leaks etc...

The numbers are awful close to you just breaking even and any extensive repairs (ac failure, roof, etc) would then have to come out of pocket.

I was toying witht the idea of building a small roof over the door but I feel it would take away from the tudor style.

I was wondering if anyone from this area can tell me the consequences of not pulling permits for items like roofing, electrical, plumbing etc.

My neighbor had USAA and was finally able to get them to pay for a new roof three years after hail damage and two years after all of the surrounding houses had their roofs replaced.
