Even for a rental property, my biggest expense has been HVAC's, and I imagine spray foam insulation would help those last longer.I don't think it's as important for renting properties, but in general kitchens and bathrooms sell homes.

You get the best financing, other people pay down your mortgage, and you can live there for 2 years to take advantage of the 2 of the last 5 year rule.
