You need to be out there knocking on doors, talking to neighbors, sending letters and offering on all of your local MLS deals.

If you are not prepared to dump money into marketing, send out direct mail, door knock, drive for deal flow, pass out flyers, solve sellers problems, further your real estate education,negotiate and market a deal to your buyers list.

I use the tried and true knock on the door before it ever gets to auction white knight approach.

We have one house that should close later this month (knock on wood), and we will likely sell another one of our rentals once our current tenants leave (in the next 12-24 months.We will still invest, but I really think there is some advantage to being liquid, because I think the local DFW real estate market is slowing and might end up in a pullback.
