Renovation takes time, hurts occupancy, and if certain things (like kitchen cabinets) are in the middle of their life there's no need to look a gift horse in the mouth.

This week I have 2 sellers I'm meeting with. the first has a 3bd/1ba house from 1885 that needs EVERYTHING. he put in new walls. it needs floors raised, a kitchen, 2 ba, lights, etc. repairs were estimated at 49k by my contractor.

I'm making my second ever offer on a property tomorrow and would like to hear from pro wholesalers, what are some things you say to sellers to absolutely get the contract signed. the property has good curb appeal great block, needs some work on the roof, plumbing, and electrical, floors, and updated kitchen, and windows.
