Mark, not sure what turn key providers you've investigated but the ones I checked into really underestimated long term holding expenses.

Start reading in the education section above, start listening to the podcasts, set some key word alerts for things like "Newark" and begin looking at your market to learn what prices are running and how much rentals are going for.

Most agents don't want the State investigating their files, so they will try to negotiate a settlement with you or something to make the problem go away.
