There are lots of Joint Venture programs out there; Dani Beit with Simply do it and John Majalca with www.texascashflow.com; just do your homework in getting investor references (not the people who work for them like lenders or title companies), check them out if they say they are realtors (check license), google their name, phone and emails (make sure they are not scam reports about them.

@Daniel Barnett Never read one book never looked on line because on line did not exist in 1975.simply got my real estate license at 18 my brokers at 20 my first year in the business I made 56k in 1975 and never looked back..

You could simply limit the number of available parking spaces.Alternatively you could take an additional 18' strip out of the back yard and make overflow parking along the end of the current lot, just past the garage.

It seems that figuring out how to finance a BRRRR (purchase plus repairs) via a 1031 would be more complex than simply working with an established Turn Key or two in attractive markets, but would it be worth it in the end?
