How good is this deal
I have few SFH that I am renting between $900-1100. I just came across this deal and need input. It is a SFH in. D+ area. It is 600 sq 1 bed 1 bath. The current tenant is paying $600/mo. He pays utilities/water/cuts grass. Ins and tax is about $1200/yr. the asking price is $18k and it needs $1k now for few minor fixes. I am paying cash.
Is this a good deal considering you are dealing with another tenant for less total income even though the cap rate is more than 25%
