Keep in mind that there are a number of other fees frequently imposed on tenants, which are actually illegal in Massachusetts.

Get an attorney first, for a variety of reasons in this type of deal..

Many potential tenants go to online sites that gather data from a variety of sites advertising residential rental property, so just getting your ad on Craigslist or on one of the other popular sites will usually lead to many other sites picking it up.

I didn't get out of bed if I couldn't make $100 off each deal, unless it was just really convenient for me to take another deal that I would make $50-75 off of, or I was helping a friend, or needed a variety of inventory.

What you're legally entitled to and what is best practice in reality are frequently different.
