I've always thought that being a real estate agent would be a great way to understand the industry more and get your feet wet in the investing world by helping others purchase rental properties.

All I wanted was 3 rows of 4 townhomes 80wX40d for about $60@ square feet, so I can make a decent profit.. any one have any idea what a project like this can cost on the low and high side?

Most of the flipping shows.. if you pay attention to the final numbers at the end of the show, they're always rounded off (e.g. rehab costs were exactly $40K) also they list "gross profit" and quickly say "before closing costs and seller credits". 

It is one heck of a merry go round and there is nothing you can do to stop it!

We probably spend more time driving to each house than actually mowing.Heres the thing, I'm a very hands-on landlord, it gives me an excuse to go onto the property, wander round the yard and check on anything I can check from outside the house (like leaks under the house etc).

My assistant looks it up on the county website ... and WHOA ... it's an old Lumber baron's mansion. 4500 square feet. 8 bedrooms. 5 bathroom.

Looking to purchase SF rentals in the Round Rock area in the near future.

Of course the project involved adding a masonry addition to the rear of the building within a few feet of an active Elevated (Chicago "L") train line.
