Again, it's a seriously hot market, so you will have to have a local team to view and vet properties for you.

@Iman Yu congratulations, I used to ignore properties from RICH emails, as a Realtor I usually look at listed properties in mls, but my partner/fiance checks other sources too.It is great that people share their experiences here. and also you are building your team which is really important.looking forward hearing about your next deal.

The best thing you can do when you are first starting out is to team up with a mentor to get some skin in the game for your first few deals.

Hello All, My team is working on a big project in Philadelphia right now where we are purchasing a lot and are building 40 condo units.

Recently I have teamed up with my parents to start investing and flipping real estate.  

I have really good organizational skills, so we feel like we would make a good team in real estate investing.
