Buying out of state, buy and hold in Dallas

Hi folks, I am a newbie from the bay area  and am looking to by my first rental. As most of you are aware, it is extremely difficult to buy a good cash flowing property at a "reasonable price" here in the bay area. So, I am considering out of state locations like Dallas & would like to hear thoughts regarding whether Dallas is a good market to pursue. Thanks

 It's a huge area, and it really depends on what class of neighborhood you're willing to look at.  If you will look at B- to C areas, I'd say the Pleasant Grove and Lancaster areas of East & South East Dallas, along with an area of Dallas known as the Hamilton Park Historic area.  You can also find properties in that price range in Central Arlington, Euless, Garland, Duncanville, etc.  There are lots of options, but deals are still hard to come by, even if you're in those areas.
