The answer is you could get either if they're separate tax parcels the same way you could get commercial or residential financing on two houses.But what I read you asking is would an appraiser look at these as commercial or residential?

I've read many books,& listening to YouTube, podcasts etc.. but you can only get so much from the Internet as opposed to being there in real life scenarios

No need to track them down, sjut read up on the laws of your state or hire an eviction attorney.  

Hire a public insurance adjuster to negotiate your claim with the insurance company, they will probably be able to get you more than you can personally get from the insurance co. i have not gone through this but this is something that i have read about. you are also better off with replacement cost in your policy, this is equal to what it would cost to fix it vs actual cost, which takes into the account the depreciated value of what was destroyed.
