How have you used creative financing?

Hey Guys,

How did you all pay for your first property? What kind of creative options have you used and what are the pros and cons in your situation?

I'm yet to purchase my first property, however I'm going to make my first purchase by the beginning of 2018. In my current situation, coming up with a downpayment by myself isn't possible, and I want to know what kind of options exist, and what everybody's experiences are. The Book on Investing with No (and Low) Money Down is next on my reading list, so please don't just reiterate, however if you strongly feel that one form of getting money is better or worse than another, I will be more than happy to ready why.
