One of the challenges I have is that there doesn't seem to be a good way to get comps for rent. 

Combining all of your Personal policies and all of your Commercial policies is actually much more challenging from an underwriting standpoint than all of the commercials would lead you to believe.The reality is most Personal Lines underwriters would prefer that we do not place the rentals with the Home and Auto and put them with a different insurance carrier. 

We flip in WA state where the market is hot and I have been challenging myself on what is good and what is over the top.if you spend time searching Amazon, clearance sections, Ikea, &  build relationships with vendors (my countertop Co) you can source current on trend finishes and not spend a ton. 

I know that is a challenging part of the "core four" to find.

Jacksonville can be a challenge to find a Duplex especially if you were looking for new construction.
