Im not in California but here in Michigan all evictions have been shut down unless there is excessive damage or an immediate health hazard.

Dom, for the money (typically $250 to $300) you can't go wrong, they should tell you the age of the roof, the age of the air conditioning unit and any electrical or plumbing issue.

If not, you might want to learn what damage they are accused of causing assuming they have a deposit in the current rental.
