As an invistor, how would this mold issue affect the sale of the house in the future? 

I am here looking for experienced help as this is our first time investing together and we want to avoid any possible future turmoil as we are family.

She has a lot of equity in the home that is payed of, so what would be a good way to used that to downsize and invest so they we would be better off financially in the future?

The benefit to this was—I was able to purchase cheaply, and put more money towards some interesting renovations that boosted the home value, and made for some awesome perks for my future tenants.

My client is an investor who is looking to build a relationship with an excellent contractor for this as well as future projects.

I feel confident I could get a home loan for 80% of the value and put this towards my future rental deals.Honestly though, I’m unsure if I should do an all cash deal and invest my equity - too include the rehab/vacancy/insurance cost etc. or if I should apply for a home loan directly on this new property and just pay the 20% upfront.

I'm new to the CA Bay Area and looking to purchase a multifamily in the near future (preferably within the next 4 months).

Overall, I'm pleased with how the purchase has went, but I definitely need to be more diligent in the future as I start to use more of my own capital or private funds.
