Some people do have both fulfilling and financially rewarding careers that make them wealthy, and don't need to own their own business.

Every day you make a choice between owning more "stuff" and becoming wealthy.

In my four decades of investing experience, investments that purport to provide 15% cash on cash return ON PAPER rarely perform as advertised so I would be very careful if you see something like that.Most wealthy folks understand a consistent secure safe 6% annual return is perfectly fine.I believe Warren Buffett has said he is happy with 6%.I currently see investments that provide 6% to 9% cash on cash returns.

With that said though lots of folks have become wealthy over a period of time, so it works.

If you're going to do Student Housing, make it a full year lease (if that's the culture in Flagstaff) or make it a STR, but don't try to do both. 

First read books starting with Richest Man In Babylon and The Wealthy Barber.  

The wealthy do not own assets (houses, cars, even LLCs), they CONTROL them.
