In my four decades of investing experience, investments that purport to provide 15% cash on cash return ON PAPER rarely perform as advertised so I would be very careful if you see something like that.Most wealthy folks understand a consistent secure safe 6% annual return is perfectly fine.I believe Warren Buffett has said he is happy with 6%.I currently see investments that provide 6% to 9% cash on cash returns.

If you're going to do Student Housing, make it a full year lease (if that's the culture in Flagstaff) or make it a STR, but don't try to do both.
