Wichita New Investor

Hello, I have been in western Kansas most of my life but recently moved to Wichita.  To consider myself a "new investor" is probably an understatement; "aspiring" would be more accurate.  I first started considering real estate investing while listening to Rich Dad, Poor Dad, which a friend recommended to me.  Since then, I have checked out any books I can from the library and have recently been listening to a Bigger Pockets podcast pretty much every other day or so.  Unfortunately, as is the case with many young (25) aspiring investors, especially those with families (married, 2 kids), I am short on cash.  Add to the mix that I am a high school English teacher and the cards are somewhat stacked against me; however, at this point I would really love to get in touch with anyone who is practicing real estate investing in Wichita or the surrounding areas.  Any advice for beginners or someone in my situation would be appreciated as well!

Welcome! 

We got started at 23 with me right out of my MBA program as a LTJG in the military so not exactly rich :) The key for us was to figure out our niche and how we could get our feet wet! We got started by by buying personal properties fixing them up and renting them out when we were transferred. Have you bought a personal property? That is a great way to get started? 

We fund our pure rentals and personals through living on one income and saving the other! There are tons of great ideas on how to achieve your goal no matter your status! So definitely check out the blogs, podcasts (I had the chance to talk about our story in 103) and forums! Also fill out your signature, as this is a great networking place! Like what someone says, check out their signature.Many of us including myself talk about our niches more in-depth on blogs/websites! There are so many free sources here, its like a kid in a candy house!
