The realtors that use my services have me cross qualify all of the buyers to make sure that their listing is protected. 

But I like to maintain market versatility and figure if I have more of an idea of what the seller thinks, then maybe I can utilize that cross-media to optimize my marketing, even the free type.

You can find good cash flow properties in these areas but if I was looking for appreciation I would look farther northeast (Morrell and Parkwood).This is just my opinion. thank you, what are the zip codes and borders for morrell and parkwood?

There is plenty of land to keep expanding into bordering counties.
