I understand tenants will be paying it down but being totally debt free for 2 years now it just concerns me getting into a large amount of debt.

Another vote here for Michael Blank's SDA - I've tried 5+ others, but this one seemed to be the most comprehensive so far. 

If you can explain further on what it means if they are Equity or debt, so I may better understand, and expand my knowledge as well.

A lot of people don't understand that and don't understand how to do these pieces - especially if they're coming from the STR space where they've been dependent on Airbnb and other OTAs - so they get frustrated with Furnished Finder, but the platform just isn't designed for that.
