I guess I'm just looking for advice on getting thru the first obstacle of just getting that first deal.Hello Ruben,I think its great that you've put yourself out there to speak with lenders and find out how to get started.If house-flipping is your end goal, the advice you received was spot on.

They simply did not collect enough premium for the cash value to get to that sweet spot where the policy can run off of its own interest.Worse, since the policy did not accumulate the projected cash value, the amount at risk to the insurance company is higher.

The sweet spot for me has been b class 1000 sqft side by side. 

@Renee Yarbrough Brant Richardson is spot-on; when something like this happens it can be truly paralyzing but no matter how much you read or how many podcasts, there are always going to be those unexpected occurrences; the rookie mistakes made on this last deal are less likely to be repeated on the next one.

I am going to sell my rental property in WA and looking for a multi-family.I have been on here and MS and OH look like cheap spots for the multi-families.

@Thomas Dunleavy - @Tyler Gibson is spot on, lots of new multi-family development going on in Central Florida.
