Hi @Lucas HammerI recommend stopping at a different place for coffee everyday of the week.

They will probably be an hour away at least they are up here in the “Phoenix” market. 

Obtaining a note from a private lender may be difficult, so my question is would a conventional loan be an alternative (assuming it would appraise) to settle the balance with the HML ($272,000)?

During peak it is easy with my PM buying all supplies ect.. but off season and shoulders we use it every other weekend, we are most of the time using the supplies and the off season guests, Cleaning, toiletries, coffee, etc..
