According to Jamie and his team, the STR market is healthy, strong, and sustainable at this point.Jamie and his team is selling his software.Airbnb is selling their own "share in the market" but they don't care so much about host profitability in particular region as they have other region to fill the gap.Airbnb host is selling/renting their own place.That's why you get the number all over the place.

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

Not even sure where you are pulling 30% from...Taking money from a traditional retirement account(non-Roth) now or later is subject to income tax at your marginal income tax bracket.Any 'planning' around distributions that you can do later can also be done now.If you want to take money out in a year where you are in a lower tax bracket(result of going back to school, taking a year off from work to travel, a year where you have a lot of losses from real estate via Real Estate Professional Status, etc).Also, hard to say what your income / tax rates will be when you retire.

It's also nice, because there have been times when a stain needed to be professionally laundered, or we need supplies from the store, and the cleaner does it and just charges her time.

Another concern i have is the backyard has a BIG hill which is pretty dangerous to mow and could be a liability, however i could always include lawn care as part of the rent to avoid safety issues.
