Showing mid-term rental securely to potential tenant remotely

Reuben Webster
Posted

I am an out of state mid-term rental landlord. Sometimes a potential tenant will ask to enter the home to view it before finalizing the rental contract. For those who want to know what the home looks like I have included in the listing many professional photos and a 3D interactive tour. For those that are concerned with owner fraud, I have earned a verified owner seal on the listing. I’m reluctant to allow a potential tenant to enter the home unsupervised prior to signing a lease. Has anyone found a reliable and secure solution to this problem?

Hi Reuben! I own/run a property management company and like you, I don't like having potential guests walkthrough our properties unaccompanied. We typically allow them to book one month for the first month to make sure they like the home/area prior to committing to a longer term. I'm a licensed realtor in my market and have the ability to hire showing agents to open a secure box with a physical key that only other licensed professionals can access. If a guest is adamant about viewing in person, we usually set up a showing at the guest's expense. I hope that helps!
