We're likely buying a full block of homes from the land bank (6 quads, 10 duplexes, and 10 vacant lots).

Thank you @Julie Robertson I’m mainly looking around gas city, upland, Matthews, but I’m open to looking at all deals but as far as Muncie I try to say no more that 2-3 blocks south of mcgalliard I’m trying to stay on the north side mcgalliard. 

@Stephen VanMeter there are missing shingles and it's the worst looking property on the block.

(shared basement)-It is about 4 blocks from train tracks and about 6 blocks from the interstate. 

I live about a block from the lakeshore properties.

I also charged her for a re-key, which I think is prudent either way.Part of me wanted to keep her rent until finding someone else or for the month, but this property is a BRRRR and is probably the nicest house on the block after the rehab.

@Arturo Fuentes, seems like what you really want is a vacant block of land that could help you show off your skills as an architect?

Now,  SFH on my block are selling for $800K-$900K with less than a month on the market and realtors believe they can sell my home for $1M - $1.1M.

The block it's on is ok. 

It also just so happens to be three blocks from a train station with direct access to NYC (currently under a $70+ million renovation).
