I've heard it varies based on markets and/or surroundings but if the property your analyzing is in a neighborhood that hasn't had another house sale in the last 6 months, where do you draw the line?

Surround yourself with like minded individuals and, like Dan said, listen to podcasts.

Step one is to surround yourself with like minded people.

The city covers less than a third of the Milwaukee metro area, but most stats ignore that and so you get completely missleading information - for example, all our growth happens in the suburbs and surrounding municipalities, the city itself is fully developed, so there can not be any growth.
