I'm located in South Carolina and will typically allow the tenant to prepay rent in cases where they are in job transitions or they are retired and do not have a regular salary coming in but may have substantial cash in reserves.  

I think there is a lot of opportunity on the south east and mid west to achieve true cap rates in the 7-9% range on solid clean opportunities. 

I've also had pretty good luck with one house that has cpvc.I see all these posts about frozen pipes 1500 miles to our south and wonder "how" and "why".  

I'm originally from South Texas, San Antonio to be exact but now reside in DFW.
