The market will pay a certain amount for a unit (and their water), whether that is lower with the water added on or higher with water included.

By my rough calculations, our goals would put us at 15 units, but like Jonathan said not that it matters.

If you can afford it, I would recommend a Triplex or even a 4 unit; because you are mitigating your risk and likely increasing your cash flow.
