Hopefully, this post finds you all in good health in good spirits.My question is as follows:What does an investor have to do in order to pool the funds of individuals without having to represent/secure each individual interest as an individual lien against the property?

As most of you know majority of publicly traded corporations and Fortune 500 companies are incorporated in Delaware due to it's asset protection and tax friendly laws.

I was doing work in public records where I saw your name come up in regards to a situation.  

Should be public information records, but I would retain an attorney to do so for possible legal issues.Also see if their local and or State returns might be availble under public records.

No need to buy somebody's course once you understand the basic concept.There are certain programs from differnet levels of gov't that subsidize housing for various "special needs".For example, I attended a presentation from a county mental health worker who was seeking landlords who were willing to house those people in the mental helth program who were ready to transition to living in "normal housing".So the only challenge you have is to identify the gov't levels that have subsidies for housing, and which groups are given the subsidy.

It may become a landlord issue when housing or health codes require it because the property’s conditions violate health and safety codes.As you mentioned Brian, when I purchase a multi-unit I will likely go under contract with a pest control company because, in this type of dwelling there will be more people in the building with different characters (some clean, some not so), but in a single family home (since I’m not required to) I think the tenant being the only family there, and having more control over the presence or not of pest being in the home should handle it, unless of course we’re talking about termites.I’m all for pre-move in pest control.

Attempting to find properties at the court house is also what I prefer, but I drive by some areas for other purposes too and the public records won't tell me about the property, if it's vacant, etc.

Dave, it is the same as for a general partner, since that is the capacity the single member is acting, he/she is personally liable to the LLC, not to the public per se' but could be as well.
