But I plan to add value by applying a new coat of paint, updating the doors and fixtures.

Then plumbing vanity and with fixtures and attaching countertop to vanity and attaching vanity to wall.

These things literally never happen in construction.....and it is almost always the customers fault....changes to materials, colors, fixtures, etc....So I would focus on finding a great Contractor to work with and be uber-clear in your desires on the project.

I updated the flooring through out the house, painted and updated all fixtures in the bathrooms.

I'd ask yourself the question, "In 10 years why should someone buy my house if there's a brand new one with the latest styling and fixtures down the road for the same price or slightly more."  

@Douglas Gratz You've already mentioned a couple things, but I used to always order a few things as soon as I signed the contract 1) Windows and doors 2) Cabinets (I assume you're going with custom cabinets) 3) Any fixtures or appliances that have even a slightly longer projected lead time 4) Any 'specials' that the client might want but has forgotten about now I.E.

I'm looking for one that has been sitting for a bit and if there are some ugly chandeliers or fixtures I just see that as a bonus to lower my competition.  1.
