I am now back, sitting on cash and looking to invest in Pittsburgh first, then surrounding areas.

@Amber WelschWe financed a project where the borrower retrofitted a property with two very large (8,000 square feet each) houses in a exurban area into luxury room rental, each with a large bedroom and attached private living room.

@Heather Hall your title rep or customer service rep can pull all the recorded FHA and VA loans recorded 2020-2021 when rates were under 3% Be super careful with the VA's they are a protected class in 9 out of 10 cases and recent overturn in VA mods indicates those in trouble will end up in court. 

I just launched an app that helps real estate investors find homes in their area.

I seen software being used from pace morby but I forgot the name of it, it basically showed you all the rents, home prices, etc in the area. 

@Bubba McCantsWe have clients in the Reno Tahoe, NV area that are taking a bit of hit on the cash flow because of the above average appreciation growth boosted by tech jobs and people moving from CA.

If you are using the wholesale calculator you must be putting figures in the wrong areas.  

Check out rental comps for private rooms in your area - you might find that it doesn't make a huge difference, but in my market (Twin Cities) you'll get considerably more.
