One would be strictly a financial investor, the other three would be involved in various aspects of identifying opportunities, making offers, renovations, rentals and management of the properties.My question is how to set up ownership percentages weighted by level of responsibility, etc?

As stated each state has specific rules landlords must follow and if the follow those regulations tenants lies will carry no weight in court.

Hire it out a lawn company would give you a great price for 3 properties, expense is deductible,, no worry about injuries or mower upkeep and honestly it's a no brainer if your not going to do it yourself. 

Regardless of what a lease agreement says the landlord is ultimately responsible for the upkeep of a property.

The only other advice I have is to stay on top of CAPEX and common area upkeep.

More weight is put on the borrower say 80% with a weaker NNN tenant than a national investment grade one.
