Who is in charge of taking care of the lawn?

As I buy my first property, I wouldn't mind taking care of the single family lawn and property to make sure it is really well kept. I just don't know if renters typically want to do this themselves in a single family home? Can I trust them to do a good job? What do people do who manage many properties?
