From an insurance point of view, if the damage/issue was caused by a "covered cause of loss" (fire, water damage, lightning, sewer backup, wind, hail, etc.), then the tenant should have protection under their own renters policy to rent a hotel. 

so we are die-hard self-employed and needing to let go of the $10 decisions so we can make the '$10k' decisions as bp likes to say...So from my 'in the weeds' view: I need an office mgr, marketing mgr, rehab mgr and deal generator.

Another reason I got my license as an investor was so I could join MLS and benefit from tools that Agents have at their fingertips and also so I can view properties without having to call an agent.

Personally viewing each property before putting in an offer is going to be time consuming and costly.
