Once in, I'd continue to save a decent reserve fund since I would keep my low cost of living.If I go with an apartment, I could do a house hack in 12-18 months depending on what kind of rent I could get.If you were in my shoes and needed to get a place, would you go ahead and go with the house hack or wait, get an apartment, pay of all debt and get a savings together and then do a house hack 1-2 years later?

One of them actually went ahead and did the work even though I had not hired them to.

I will go ahead and read "Mobile Home Wealth" as a starting point.

Whoa, what a head start you have.

(We were soft on that and went ahead and fixed things'when we felt we should) They pay above market rent. 

I'll stick to buying manufactured homes with land as I feel they are the best investment vehicle. :-)

BTW with the knowledge you have about MH's, you are leaps ahead of anyone else just starting in the business!
