It is just so difficult to evaluate information if you don't trust what you hear.

It'll require a Tenant in Common or Delaware Statutory Trust setup.

If I were to BnB out my room or any spare areas while I'm gone I could (hopefully) trust/pay my roomate/tenant to help or hire an independent cleaning service. 

And most importantly trust your own gut and get some education under your belt from somebody who’s actually doing it even if you have to pay for it.

We have lost trust in them.

If you’re a trust fund kid with access to ample cash, you probably don’t need to read up on hard money loans and private lending (unless you want to employ leverage, in which case I congratulate you on being wise beyond your years).My point is that any discussion of which books you should read should be tailored to you and the areas you want to improve.

They seemed very honest but of course I couldn't trust their word alone.

Plus, I'd known the guy for several years and he'd helped me for free many times so I knew/trusted him.

Hi @James Hunt, for this very reason (and a few other good ones) I let an insurance broker I know, like, and trust do this heavy lifting. 

The only issue that came up was when I sent out the address to my JV partner before getting a JV contract signed, (because he told me i could trust him) -_- Eventually we did sign the JV, but still lesson learned, either way the deal didnt close.
